'Neighbors' ousts 'Spider-Man' from the top box office spot.
The adult comedy starring Seth Rogen as the father of a family living next to a frat house brought in $51.1 million in U.S. and Canadian ticket sales.
In the movie, Rogen wages war against the frat president next-door, played by Zac Efron.
And critics are giving the movie decent reviews.
Richard Roeper writes, "There's a lot of stupid stuff here, but I have to admit, some of that stupid stuff made me laugh hard."
Second in this weekend's box office mix "Spider-Man 2," pulling in $37.2, according to studio estimates.
The movie features Andrew Garfield as the web-slinging superhero, and Emma Stone, who plays Gwen Stacy, girlfriend of Spider-Man's alter-ego, Peter Parker.
